Biuro31 is a technology-based virtual office operator operating in an asset-light model. We are already operating in 7 active locations in Poland's largest cities and we are preparing a pipeline of others. We are seeking capital to accelerate this expansion.
What is Office31
Every company - and many individuals - need an address: for business registration, for invoices, for official correspondence, for a website or for shop regulations. Biuro31 provides this address as a service, without the need to rent and maintain a physical office.
The customer receives a prestigious registration and mailing address in a central location of the chosen city, professional handling of incoming mail (online notifications with envelope and advice photo, archiving, scanning on request) and independent access to the premises when needed. The entire service is handled remotely, via the Customer Panel - from the online conclusion of the contract to the ongoing management of the service.
Demand for this service is sustainable because it is driven by several independent needs, not by price alone:
- privacy protection - the home address does not appear in public registers (CEIDG, KRS), on invoices or on the company website
- legal necessity - tenants and foreigners cannot register a company at the address of the flat without the landlord's consent
- prestige and image - an address in the centre of a large city instead of a suburb or flat
- multi-town presence - branches in key Polish cities without maintaining own premises (marketing, SEO, local credibility)
- access to regional grants and competitions requiring the company to be located in a particular province
Therefore, the service is used by a wide spectrum of entities: from sole traders and e-commerce sellers, through partnerships and limited liability companies with full accounting, to associations and foundations (including family foundations). A significant proportion of clients are mature, established companies that choose Office31 consciously - not for lack of funds for their own office, but for convenience, privacy and a presence in multiple cities at the same time.
What sets us apart operationally: no reception desk, independent access to premises (up to 24/7), own PIN box system (working like parcel machines - independent collection of correspondence), full online service and local operators handling correspondence in a flexible cooperation model. The entire network is managed by a backoffice of several people - and this is the source of our cost advantage.

Why Biuro31 is an attractive investment
Repeatable, predictable income. B2B subscriptions on annual contracts with over 70% renewals are the foundation of stable, forecastable flows.
Cost advantage built into the model. With no reception desk, self-serve access to locations, automated operations and local operators instead of a full-time staff in each city - the cost of serving the next location and the next customer is much lower than with traditional operators.
Operational scalability. The entire network runs on its own platform and centralised automation. Adding another city does not require building a structure from scratch.
A proven, replicable model. 7 operating locations is not a concept - it is a working, viable scheme ready to be replicated in more cities.
Growing revenue per customer (ARPU). In addition to the basic subscription, we are developing higher service packages and additional services that increase revenue from the existing base without increasing the base price and without the cost of acquiring a new customer. This is a second independent growth lever alongside expansion into new cities.
Team
Behind the Office31 is the founder of more than 20 years of commercial experience in IT - from programming to server infrastructure to security. This combination of deep technological expertise and business practice has allowed the company to build a profitable, multi-location network from the ground up and design the automation that is today the core of the company's cost advantage.
The next stage: scaling
The capital raised will be used for:
- expansion to more cities - launch of planned sites based on a proven model
- development of the technology platform and automation - further reducing the unit cost of handling
- strengthening the team product and sales
- consolidate leadership position - as the creator and only operator of a fully automated virtual office network in Poland
Our goal is to ca. 30 locations throughout Poland and more than 30,000 B2B customers over the horizon of the next few years - based on a proven, replicable model.

We source an investment round of several million euros for nationwide scaling and development of the platform.
We are open to both VC funds and strategic investors, as well as on a group of business angels jointly covering the round. We are interested in long-term partnerships - capital and competence support, not a single micro-engagement.
